Real Estate Course

Real Estate Courses | The Learning SourceGeneral Real Estate Course (GREC)

This course is for people newer to real estate or with limited experience. It’s a detailed overview with the objective of introducing students to the different careers available to them.

The course goes through the cycle of real estate transactions and introduces students to each component of transactions and what the duties, responsibilities and goals are for each person in the transaction. Starting with the Listing and Sales Agent rolls, we look at what it takes to be authorized to sell property for others. We look at marketing property and advertising for buyers. We review contracts and how to take deposits. We review qualifying buyers for loans through loan origination and we review loan processing.

From there we bring in the transaction coordinator and open escrow. With the exception of acting as an agent in transactions, the jobs reviewed in the GREC do not require licensure however, to build a more complete foundation, students are introduced to the main courses required to take the real estate license test. Taking the test is not a requirement of completing the course but it is supported if the student wishes to pursue it.

Loan Origination and Loan Processing Diploma

Loan Origins and ProcessingJust about every real estate transaction requires financing. Loan Origination is the part of financing where the type of real estate loan needed and the qualifications of the buyer are determined. The initial document used to gather the borrower’s information is commonly referred to as the 1003. In this course, significant time is spent going through every line and every box of the form so students are familiar with every section. When the application is complete, students learn how to calculate qualifying ratios for borrowers to determine which loans they qualify for and which loans have the best rates and terms to meet the borrower’s goals. In addition to conventional loans, students review the various types of government backed loans and how they are applied for.

The next portion of the course is Loan Processing. This is where the information gathered during the application process is packaged under the guidelines of the lenders for the particular loan the borrower is seeking. There are particular orders and particular documents that must be submitted to the lenders and they must be current and accurate. In this portion of the course, students process multiple loans so they have the experience of preparing the most common loans for lenders. Real life example of loans and the documents necessary to submit to lenders are used in this course to give students the best real life, hands on experience possible. Obtaining a real estate license is not necessary to complete the course however students are encouraged to do so to expand their job opportunities.
