Program Description

This online course provides an introduction to real estate principles, terminology, and practices used in a real estate transaction. The program consists of 192 clock hours, delivered through live online instruction three days per week. Instruction covers core topics such as property transfers, common contracts, agency relationships, disclosures, financing basics, and an introduction to property management.

Classes meet Monday, Wednesday, and Friday, 2:00 PM – 5:00 PM for 22 Weeks via the Zoom platform, allowing students to participate from any location with internet access. The course is designed to support students at a comfortable pace while building confidence with the material, asking questions, and practicing correct terminology in a supportive learning environment.


It is not approved by the California Department of Real Estate (DRE) and does not qualify students for any state licensing examinations.

This course prepares students for certification exams but does not issue certifications directly

Program Description

This course is designed to help students understand the steps involved in a real estate transaction and the roles of the participants involved. Instruction covers the legal and practical components of a transaction, including forms, contracts, disclosures, agency obligations, landlord-tenant relationships, and title insurance. Students also study property management fundamentals and basic real estate financing concepts such as conventional loans, FHA, VA, seller financing, private financing, and mortgage insurance.

Course Approval

TLS is not approved by the California DRE; this course does not qualify students for the salesperson or broker exam. Please see the formal course information in our School Catalog on this site along with the Enrollment Agreement.

Distance Learning

This course is taught live online through the Zoom platform. Students access reading materials through Google Drive.

Class Instructor

Mr. Mench possess more than 35 years of experience in the California real estate industry. His
experience includes commercial, single family residential, and multi-family residential loans.
Mr. Mench has served as an instructor for San Diego Association of Realtors and holds both
California real estate sales and the real estate broker’s licenses.
